2023.06.09 21:07 indictingladdy Western New York Land Records
I'm trying to make heads-and-tails of the
Holland Land Company Records. In Ancestry's catalog, Western New York Land Transactions, there is a Lemuel Chichester who has a revision of a land deed in Dec 1822. They give his Section, Township, Range as 12 16 05. I can figure out the Township and Range from the information but from the information they provided I can't make out the section. Somerset, Niagara County seems to fall into this and would make sense because his children claimed to be born in Wilson, Niagara County. Or am I completely off-base? Is anyone familiar with these records who could help me out?

2023.05.30 06:25 Nexis4Jersey Expanding Rail : Hoboken Terminal : Intercity & Regional Rail
Just some ideas for new routes into Hoboken Terminal based off old services into the nearby Communipaw Terminal and former Erie services into Hoboken. My proposal would need the Waterfront connection & Hunter Flyer NEC Interchanges to be expanded along with some abandoned routes to restore. The Amtrak routes out of Hoboken would be modeled after the discount services that run in Europe , instead of going to the main hub you go to a railway station outside the main city at a steep discount. I have a similar reshuffling proposed for GCT which i'll post soon.
New Jersey Transit - Regional Rail - Main Line : Hoboken – Secaucus – Paterson – Ridgewood – Ramsey – Suffern
- Bergen County Line : Hoboken – Secaucus – Fair Lawn – Ridgewood – Waldwick
- Port Jervis Line : Hoboken – Secaucus – Ridgewood – Suffern – Middletown – Port Jervis
- Pascack Valley Line: Hoboken – Secaucus – Hackensack – Spring Valley – Suffern
- Morristown Line : Hoboken – Newark Broad – Dover – Hackettstown – Philipsburg
- Montclair-Boonton Line : Hoboken – Newark Broad – MSU – Wayne – Denville – Dover
- Gladstone Branch: Hoboken – Newark Broad – Summit – Far Hills – Gladstone
- North Jersey Coast Line : Hoboken – Newark Penn – Long Branch – Asbury Park – BH
- Lehigh Line : Hoboken – Newark Penn – Raritan – Easton – Bethlehem - Allentown
- Lackawanna line : Hoboken – Newark Broad – Dover - East Stroudsburg – Scranton
- West Shore Line : Hoboken – Teaneck - Tappan – West Haverstraw – Newburgh
Hoboken Terminal – Intercity Rail - Amtrak Lackawanna Service: Hoboken –Newark – Scranton – Binghamton – Buffalo – 4x daily
- Amtrak Southern Tier Ltd: Chicago – Cleveland – Binghamton – Scranton – Hoboken -1x daily
- Amtrak Erie Ltd : Cleveland – Erie – Binghamton – Port Jervis – Hoboken – 1x daily
- Amtrak Phoebe Snow : Hoboken – Newark – Scranton – Buffalo – Niagara Falls – 1x daily

2023.05.26 01:19 kayladiane05 Moving Back!
Originally from Niagara County, went to college in WNY and lived in Amherst for a bit before moving to Albany for a job 5.5 years ago. Fast forward and I got a new job in Buffalo! So happy to move back.
We’re moving July 1 and everything is pretty much set other than of course the apartment. Just wondering how aggressive it is. I’ve been on Zillow and HotPads and seeing all these people apply is making me a little anxious. Any tips?
I’m looking Kenmore, North Park, Allentown, Elmwood.
Also looking forward to so many new food places in these neighborhoods, weggies subs, and even a freaking Tim Hortons coffee once in awhile.

I'm looking for recommendations for an attorney that accepts Legal Aid. I have some matters that need to go before the courts. I live in Brant County but the respondent lives in Niagara, so that's where I have to file. Any help would be appreciated.
Edit: I'm looking for recommendations for either a lawyer you've used or someone you know has used, that you would recommend.

I am driving from Lower Bucks County Pennsylvania (next to Philadelphia) to Niagara Falls, Canada side, in August. The estimated driving time looks to be about 7 hours. I am driving with an 8 year old and my spouse. Is there anywhere worth stopping midway e.g Syracuse, to stay overnight to breakup the drive? Or would it be best to stick out the long drive? We are stay at Syracuse, one night, coming back, in order to check out the NY State Fair.

- Location of the mining hubs: Nebraska and Texas
- New hosting clients: Foundry, Sphere 3D, Decimal Group, and TeslaWatt.
United States Bitcoin Corp (USBTC) has inked extensive multi-year contracts to accommodate 150,000 Bitcoin mining rigs, among notable companies such as Marathon Digital Holdings ($MARA) reflecting a recovery of the mining sector, striving to bounce back after a challenging 2022.
The crypto slump last year led to a host of significant miners filing for bankruptcy, Compute North included, which originally managed the three USBTC locations.
The Bitcoin mining facilities are located in Kearny, Nebraska, Granbury, Texas, and Upton County, Texas, Coindesk reported.
The stakes in two of these sites - one each in Nebraska and Texas - previously held by Compute North, were bought by energy investment firm Generate Capital.
Meanwhile, the operation in Upton County is jointly managed with NextEra Energy, with each company owning a 50% stake.
USBTC's roster of new hosting clients includes Foundry, Sphere 3D Corp ($ANY), Decimal Group, and TeslaWatt. USBTC is currently in the process of merging with Canada-based Hut 8 Mining ($HUT), marking one of the most significant consolidation efforts within the sector.
While USBTC continues to witness positive developments in its operations, including securing an agreement with the city of Niagara Falls to maintain its Bitcoin mining operation there, its prospective merger partner, Hut 8, is grappling with operational challenges.
USBTC has opted to remain silent regarding the anticipated value of these hosting contracts, citing regulations related to disclosure during a merger.

2023.05.15 00:21 The4905 My plan for a Amtrak Overhaul
| MY GRAND AMTRAK OVERHAUL PLAN First things first, my plan calls for Amtrak to be nationalized, this will basically further government funding into the company, and if things really come to worse, they won't at least have to beg congress to throw money at them each year. This will basically give them an elevated status, against freight companies, but they probably wouldn't listen anyway, so I suggest two things... - The Alan Fischer Plan, which is nationalization! Again!
- The government buys most of the track from freight companies, making them have to lease it from Amtrak and the gov.
AMTRAK REGIONAL AND SHUTTLE SERVICESFor Amtrak Shuttle Services, they will be nothing glamorous, but sort of be like the existing Valley Flyer, or Amtrak Hartford Line service, but operate on a regional Rail style frequency (give or take, every 15-30 minutes). Also, it would feature much more modern equipment. As for Amtrak Regional Services, I plan to rebrand them as Intercity Express Services, not to be confused with SNCF Intercités, or DB ICE.These trains will go under the Initial ICX, and will feature a total of 63 routes, and will run at a frequency of 5-18 round trips a day, depending on the route. These trains will either be hauled by an EMU, or be L ocal hauled either by an Electric or Diesel Loco. These trains will get a better dining service, as frankly, I find current Amtrak food either totally meh and overpriced, or disgusting and overpriced. (looking at you angus burger.)Anyways, the trains will either feature all Coach, or feature Coach and Biz.Depending on the train, they will also feature babistro cars and business areas. All trains in this plan will have Bike Storage. For much more info, here is a Google Doc I put way too much of my time into https://docs.google.com/document/d/1VAPfunnShP5uDladORDgbBe28qilw0jHJudKoerrm3c/edit?usp=sharing***keep in mind that this doc isn't perfect and will be continuously edited and worked on on the months to come.*** ACELA Map of the Proposed Acela Network of my imagination, as well as all existing or made - up privately - run HSR's in Gray Some context. This plan is the America hsr " China strategy" basically serving most of the eastern USA (and a bit or western) with high speed rail and mixing in a bit of " Germany" into it and by that I mean that not every single line is gonna be replaced with a HS counterpart and that lines like the NEC, the Empire Corridor and the Missouri River Runner Corridor will be upgraded and be uses by Acela and Mainline Rail alike. There are lots of high speed lines and stations with (A) are only served by Acela.Coach will be introduced onto Acela and be the lowest tier. Biz will have a more elevated status, and First will be competitive with AA's Flagship First product, or JetBlue's Mint product. Not only that, but for more budget oriented travelers, my plan calls for a budget variant of the Acela, sort of like Avlo and Ouigo. Some trains will run into Canada, but it will mostly be served by VIA and their own services. Examples of this plan include some radical but barrier braking changes like - Express and Local Acelas. - Acela making the journey from NY to Chicago in 9 and a half hours, avg. speed of 103 MPH and total length of 979.7 Mi - A competitive and luxurious first class, a decent coach and biz class. - A transition from inedible foods to the good 'ol days of actual good food, cooked and served to you, and not pre-packaged. - Low cost variant of the Acela, with tickets starting at $29 between NY-CHI. But everything else costs money, and it would turn into like the Spirit Airlines and Frontier of the rails. I know this sounds " too good to be true"And first off this is a proposal, and second, countries like Italy, Japan and China offer similar experiences on their HSR Trains and I know my proposal is a bit extreme, but seriously, if we spend money on the things we currently spend, and divert it to rail instead of that we could totally pull this off and might make a "profit". For much more info, here is the same Google Doc from before that I put way too much of my time into https://docs.google.com/document/d/1VAPfunnShP5uDladORDgbBe28qilw0jHJudKoerrm3c/edit?usp=sharing** keep in mind that this doc isn't perfect and will be continuously edited and worked on on the months to come.\** submitted by The4905 to Amtrak [link] [comments] |
2023.05.14 18:53 Iamseeinthebsnow Renting near Niagara County
Hello,
I currently own a home near the Sanborn Cambria area.
We are getting a separation and I am looking for a place for me and my daughter, although all of my bills are always paid and my income is high, I am having a heck of a time because of the credit scores. I can privately discuss why. All my debt has been paid off but my score is still low
Her father will be buying me out of the home as the home is in my name.
My child goes to starpoint I would like her to remain in the district, she can anyways because she can get on the bus at her father's house and get off there. But What I'm looking for is a landlord that will consider my income and my ability to pay my bills on time, or even my checking and savings that I have, instead of just the number.
I have been at my job since 2007. I'd prefer to stay in the school district but if it's close enough where I can transport her for when she sleeps at my house to her dad's that would be great, if anyone has any resources in the Niagara County area could you please reach out to me via DMs instead of commenting here. Thank you so much.

Buffalo residential real estate market shows the effects of low inventory - Buffalo Business First (bizjournals.com) "Although not “normal” levels, the beginning this year do show the effects of lower inventory. New listings for the first three months of 2023 were down by 213, compared to January through March of last year. That’s a 8.5% decrease, according to the latest available data compiled by the Buffalo Niagara Association of Realtors.
Pending sales were down 8.6% (from 2,226 to 2,035) and closed sales were down 26.4% (from 2,416 to 1,777) over that same time frame.
Meanwhile, days on the market increased 19.2% from 26 days to 31 days, and average sale prices increased a few percentage points from $231,421 to $239,189, showing a competitive market with low inventory.
“It makes the prices go higher, because we have so many people bidding on the same house, so the prices have not fallen which I think we expected that to happen with interest rates going up,” said Judy Jack Lewis, licensed associate real estate broker with Hunt Real Estate."
AmherstLeads The town of Amherst launched a new development website as part of the Economic Development Department and the Amherst Industrial Development Agency’s efforts to grow jobs in the Town.
Developer in talks to purchase historic Roycroft Inn News 4 Buffalo (wivb.com) Douglas Jemal to buy East Aurora's Roycroft Inn - Buffalo Business First (bizjournals.com) ""The plans are to keep it there just like it is," Jemal said. "It's a fabulous asset and an extremely historic building."
Details have not been disclosed about the deal between Jemal and the Margaret L. Wendt Foundation, which has operated the building since 1995."
Wendt USA sells Buffalo manufacturing building to Ellicott Developement - Buffalo Business First (bizjournals.com) "Ellicott Development has purchased a 10,000-square-foot warehouse and manufacturing building at 259 Chicago St., Buffalo, as tenant Wendt USA prepares to move to a larger location.
Ellicott affiliate J-P Group purchased the property from Wendt for $630,000, according to documents filed Friday with the Erie County clerk's office.
Wendt will remain in the building for at least three months as a tenant of Ellicott's as it prepares for a move into its new space in the Niagara Frontier Food Terminal on Clinton Street, according to company President James Schnorr."
West Tupper redevelopment project wins community support (buffalonews.com) "The proposal would bring 42 new studio, one- and two-bedroom units to the neighborhood, as well as up to seven retail businesses – all housed in a three-story brick building. That would replace several dilapidated structures, most of which are vacant, and all of which would be demolished to make room for the new build. "

Hello,
I currently own a home near the Sanborn Cambria area. I just finished a chapter 13 bankruptcy, which required me to pay back all of the debts with a very large garnishment, and it's going to take a bit for my credit to be in shape. However my income is fairly high.
We are getting a separation and I am looking for a place for me and my daughter, although all of my bills are always paid and my income is high, I am having a heck of a time because of the credit scores.

Development & Urban planning are interests of mine, so I thought I'd create a forum on here weekly to pull together all of the news that I've seen in the past week. Feel free to add comments & additional news items
County Legislature approves new $1.54 billion stadium for Buffalo Bills (buffalonews.com) "The 11-member Erie County Legislature voted unanimously this afternoon to approve the series of stadium agreements that pave the way for a $1.54 billion stadium to be built adjacent to Highmark Stadium in Orchard Park...
The new stadium is slated to open in 2026. The County Legislature's vote was the last approval required for construction work on the stadium to begin after two years of stadium lease discussions, negotiations and delays.
The $1.54 billion includes $250 million in county money, half of which will be paid in cash. That cash availability will allow the county to delay borrowing for the major construction until sometime in 2024, according to the county budget office. Another $600 million in public money will be paid by the state, with the balance footed by the team."
Big Reveal: Hispanic Heritage Cultural Institute - Buffalo Rising "Review of the proposed Hispanic Heritage Cultural Institute project is starting with a trip to the Planning Board on Monday. The three-story, 37,000 sq.ft. building is proposed for the northwest corner of Niagara and Hudson streets. The project requires a rezoning, special use permit, site plan approval and two variances."
Business incubator project planned on Grand Island (buffalonews.com) The owner of J&D's Sealtech Corp., located on Chandler Street in Buffalo, is proposing to construct a business incubator building on Grand Island for as many as 14 small tenants.
The planned one-story warehouse building of 22 feet in height would contain 14 units of about 1,000 square feet each. Each unit would contain a 100-square-foot office and space for "general low-hazard storage," according to his application to the Grand Island Planning Board."
M&T moving 400 WNY employees in office space consolidation - Buffalo Business First (bizjournals.com) "M&T Bank is consolidating its office space, moving about 400 Western New York employees out of three area buildings, according to Keith Belanger, senior executive vice president of M&T’s Corporate Service Division.
About 75% of the affected employees will move to M&T Center and One M&T Plaza on Main Street in Buffalo, as first reported in The Buffalo News. The rest will move to the bank’s offices on Holtz Drive in Cheektowaga."
Project Rainfall Aims to be an Oasis in a Food Desert (spectrumlocalnews.com) "...Project Rainfall is a social enterprise project that is focused on improving the wellness of our community," said Rita Hubbard-Robinson.
Project Rainfall is the brainchild of Neu Water CEO Rita Hubbard Robinson. Hubbard-Robinson got the idea almost ten years ago when she was working at ECMC. She noticed many of the health issues she saw were directly related to disparities in the access healthy foods in certain parts of the city.
"You can't get fresh fruits and vegetables, generally speaking, in many neighborhoods in the city, mainly on the eastside of Buffalo," said Hubbard-Robinson.
In addition to a farmers market, this 41-thousand square foot building will house a hydro and aquaponics farm, education kitchen, and a wellness center with access to healthcare and dieticians.
There would also be wellness activities: yoga, tai chi, and other things in that space," said Hubbard-Robinson."

2023.04.29 15:03 Fenrirs_Daughter No written lease, NY, communal living situation
A couple years ago my friend group went in on a house together, but technically only one guy and his girlfriend are on the mortgage. There is no written lease agreement. We individually send him our share of the mortgage through banking apps. Four of us have voted to kick out two roommates due to obnoxious and disruptive behavior. We consider us all to own the house but I think tech ica.ly the guy and girlfriend would count as our landlords. I want to make sure we have our legal ducks in a row so we know this will stick, because I am tired of living with an emotional terrorist and his loser boyfriend.
So, we live in New York State, Niagara County. I think we are required to give a thirty day notice to vacate, and eviction proceedings can only occur if they fail to comply. Is that accurate? What do eviction proceedings entail? And for the purposes of of determining how long they have lived here, so we start from date of move in, or several months later when we were finally able to badger them into getting jobs and actually paying rent?
Also, one of the roommates we voted to kick out is trans but has not legally changed his name. Are we required to use his deadname on documents? I don't like the idea of that, it feels gross and transphobic, even if he is a terrible person.
