Long story short I won't be able to make this show anymore (moving to the PNW this summer but move is now delayed till the end of July so I'll be too late). I'm looking to recoup most of the cost and see if I can make it the one currently closer to me in SF.
So for sale is my two tickets (1 VIP, 1 GA), and 1 add-on prepaid parking. Out of transparency I paid $257.70 total so I am looking to get $225 for them (Venmo, paypal, etc).

I am employed as a retail sales consultant, however since March I have been working full time in a manager role, but I have been doing additional duties daily since December (which has taken from me being able to achieve sales targets).
I have been asking for higher pay (without success) not knowing that my enterprise agreement has a clause about Higher Duties allowance which says:
a) If we require you to perform work of a higher classified role on a temporary basis (generally not longer than 12 months), you will be eligible to receive a higher duties allowance as follows.
b) You must perform some or all of the work of a higher classified role for a period of at least 4 weeks to qualify for a higher duties allowance.
The document also says that the payment is based on the employer's discretion, taking into account the renumeration of the higher job and the percentage of my time spent doing the higher duties (which on a week-by-week basis since late February, has been between 96% and 100% - I spent about 4 hours last month doing my "actual" job) and even spent about a week running the store when both managers were absent.
The answer I've always gotten from my higher ups is that they're up-skilling me for when a position does become available so I'll be ready, however I have taken over the duties of a sales manager and operations manager who left in March and April - so a position is technically available, he just doesn't seem to have any intention of filling it. On top of that I'm still held accountable for sales targets and I'm achieving them. I'm working absolutely flat out and have had no compensation beyond my measly $48k base salary and negligible commission structure (~$200 monthly regardless of my actual sales - which have been extremely high).
I have recently accepted a new job which I'll be starting in one month (with a
much higher salary). Is it too late to ask for this allowance and potentially a back pay for the last 3-7 months?

Long story short - truck hit the electric pole outside our house - PGE was here for 24 hours fixing is, which was good (bad part was they acted like it was a Saturday afternoon all night with the screaming, laughing and partying it seemed - incredible - forget any sleep).
All the wires for our AT&T service were yanked out of house and the immediate polls so we've had no service going on 4 days now.
Just mentioned to my wife I saw Verizon on the list of available internet providers and I happen to read a few reviews on yelp about them.
She had to go into the office today (she works from home full time normally) because we had no internet service, calls up Verizon, texts me that we're going to have verizon internet today.
Comes home with a little white box, plugs it in, we put the password into the TVs, computers and phones. Wella. Perfect internet. Fast and efficient so far. Couldn't have been easier.
Totally surprised.
Hoping this isn't an illusion becuase I'll be happily canceling the AT&T internet that hasn't worked for 4 days and can't seem to get anyone at their company to give two hoots about (trucks did arrive today to survey the situation, the guy was as nonchalant about the whole thing as he could be, couldn't give any time frame of when it'd be up or when they'd be working on it and didn't give a flying hoot about working from home normally - which is what I expect from AT&T). I've spent a ocuple hours today and yesteday on the phone with AT&T and it's everything you know and expect about them, just the absolute worst as you can imagine.
So Verizon. Check it out.

2023.06.10 00:29 tolkienfan2759 Is it racist, to try to eliminate racism by raising the marriage rate between so called white guys and so called black women?
I'm not sure but I think the reason some people think it's racist is, they hear the plan (outlined below) and they say to themselves "these people want to eliminate white people." But it's not white people the plan seeks to eliminate. In fact, it eliminates no people at all, by any means whatever. Its goal, instead, is to eliminate the fantasy we call whiteness. To me that's a very different thing. Although I can see how people might disagree.
Now, I previously asked (in the sister sub) if this plan was eugenics, and most of the responses were way more concerned with how specifically we would raise that marriage rate than they were about whether it was eugenics or not. People were worried that the plan would involve coercing or manipulating people into marriage.
And so I'll start with a brief description of how to raise the marriage rate between so called white guys and so called black women (I say so called because race is largely a fantasy). Without forcing anyone to do anything.
Then I'll give a new conception of racism, one that I think clarifies everything very usefully, hopefully bringing the temperature down about racism and allowing us to discuss it more calmly and clearly.
Then I'll restate the question, just in case those who read that far forget what I've asked.
And finally (assuming some of you may be interested) I'll give a bunch of objections I've heard previously, to a plan like this, and my responses to those objections. It's possible, among other things, that this plan will destroy the Democratic Party as we know it. Perhaps you see that as a good thing. Please feel free to select an objection to the plan, that you like, and add arguments in its favor or better rebuttals than I can provide.
I will not be able to respond immediately, but I promise to try to get to all thoughtful responses within 24 hours.
And that's how the post is organized. Here we go.
How to Raise That Marriage Rate
I've known for a long time that the marriage rate, between so called white guys and so called black women, was extraordinarily low. So called black girls learn this at the age of 7 or 8. It didn't occur to me until recently that that's really the key to eliminating racism.
You see, we seem to have made a lot of progress, against racism, over the decades. We're much less likely to have a race riot than we once were, we don't hang people from trees any more, we've halfway integrated the schools, we've elected a black president. On the surface it doesn't look nearly as bad as it used to.
But then if you look at that marriage rate, you discover that we've made much less progress than it appears. In 1960 that marriage rate was about 6 per 10,000. That is, of every 10,000 married so called white guys, 6 were married to so called black women. By 1998 that rate had risen to 2 per 1000. The colorblind rate would be 120 per 1000. So if you take that discrepancy as a measure of our actual level (as opposed to an apparent level) of racism, you find that we are at about 98% of our capacity for racism. Not individually: as a people. And all that progress we've made is only progress against the appearance of racism. Raising that marriage rate is the key hurdle, in beginning to make real progress.
And all we really have to do, to raise the marriage rate between so called white guys and so called black women, is begin telling the truth. Specifically there is one key fact of which everyone needs to become aware, and it is this: if while you're growing up you one day discover that you are unable or unwilling to fall in love with, and marry, a so called black woman, then your heart is broken. Your heart is not working properly. And you need to fix that.
The study of psychology is pretty clear on this: people work on their hearts, and make progress, all their lives. They can do this. And they will. If we tell them it's important to do so. If they do work on their hearts, and if they do raise that marriage rate, we will gradually become one people. Racism will end. No races: no racism. (Well, it's not QUITE that simple, but that's the gist. The actual change will be the destruction of the marriage barrier, without which racism will not be possible. Anything that looks like racism, without a marriage barrier, is just ethnic prejudice.)
So that's the plan. That's how to raise that marriage rate and, by so doing, eliminate racism.
What Racism Really Is
A lot of people seem to think racism is basically an individual thing. Their tactic, in eliminating racism, is to hunt down and re-educate (or take the livings of, or both) marginally plausible, identifiable so called racists. The data is in, unfortunately, and this is an error. We've been doing it long enough that if it was going to work it would have worked before now.
You see, that marriage rate, if this tactic were working, would be much higher. And so racism isn't an individual thing, it's a group thing. It's not a characteristic of individuals, but of a society. Certain individuals may have verbalized and made conscious their involvement with group racism, turning themselves into what we think of as bigots, and others may not have, but racism itself is expressed primarily in social preferences measured over millions of interactions by millions of people. And so it doesn't matter how many individuals you penalize for it, or re-educate, or both, the group problem will persist and continue to erupt in individual symptoms. So it's important to stop penalizing and re-educating people, because it doesn't work. Instead we need to show them how to fix it (as detailed above).
And the good news is, we're not morally guilty of racism. It isn't something we did. We didn't invent it or install it; we inherited it. And it didn't come with a user manual, to tell us where the switch is, if we feel like turning it off. We don't have to apologize for it, any more than so called black people have to apologize for having darker skin. We, we Americans, we were born this way. We were born with racism as a characteristic of our society.
Now, that doesn't mean that once someone shows us the switch, and shows us how to turn it off, we shouldn't do that. It's a harmful practice, deeply insulting to many whom we like to think we think of (I know, it's complicated) as members of our society, and it would be a glorious thing to finally defeat it. Has any other people actually eliminated racism without eliminating the subject people? I'm going to go out on a limb here: Never. It would be a world historical first. And a real step towards making America great again. I hope you all will see that this plan, as outlined above, will eliminate racism.
I deal with a number of objections below. But the basic question is: is this a racist idea?

And I thank you so much for your patience.
Let me just add that the responses to my first question in the sister sub, about whether this plan was eugenics or not, were so interesting and thoughtful, I was just floored. I sent this plan to 60 or 70 sociologists with an interest in race, and got zero thoughtful responses. I mean, not a ONE. I'm starting to think you all are each individually smarter than most, if not all, university professors of sociology who have a focus on race, all put together. Thank you again.
OBJECTIONS
Objection 1: It's Eugenics
There are a couple of different responses to this objection. The first is that if the intent was to affect our genetic portrait it might be, but it's not. The intent is to destroy the hallucination that is known as race.
The second response is: what we're doing NOW is eugenics. When so called white guys fail to fall in love with, and marry, so called black women, that is practical, popular eugenics. Sure, it's subconscious: that doesn't mean it's not purposeful. This is an anti eugenics plan.
The third response is: eugenics is a carefully applied genetic program designed to weed out undesirable genetic characteristics or improve or add desirable ones. Animal husbandry for humans. This is a plan to expand the pool of candidates from which so called white guys select marriage partners. To give people more choices, not less. That's actually kind of the opposite of eugenics.
Objection 2: It's Not Gonna Work
This objection is that regardless of whether raising that marriage rate is racism, or eugenics, or wtf, it's not gonna work, because people are perfectly capable of being racist against themselves.
This is an argument I've made myself and believe in strongly, and so it's troubling to have to disavow it, but in fact I don't think it's necessarily true. Do people discriminate against themselves, within their group, based on characteristics like skin color? Sure. Is that automatically and in every case racism? Hmm.
The problem, with the idea that within-group discrimination is racism, is that the heart and soul of racism is that marriage barrier. Words that sound racist, behavior that appears racist, are words or behavior that reference or evoke that marriage barrier. That social insult. This is why so called white people can be racist against so called black people, but so called black people can't do the same thing the other way: because there's no similar social insult that so called black people can evoke or reference by their words or actions. That marriage barrier is what makes racism so much nastier than ethnic prejudice.
And if the marriage barrier is gone, the social insult will also be gone, and any discrimination that persists will lack the force that makes racism the unique evil that it is. We will have eliminated racism, not by curing racists, but by eliminating the insult.
And so it is too gonna work, so there.
Objection 3: Are You Calling Me a Racist?
(embarrassed cough) No. I'm really not calling anyone a racist. Racism, as I see it, is an emergent property of the group (not individuals) - but it emerges from individual decisions, none of which individually are racist, but all of which together give rise to racism. And in fact, as outlined above, focusing on individual racism, trying to fix individual racism, is counterproductive, because it gives us the false sense of accomplishment that has contributed so much to our failure to notice the real racism that pervades our society.
It's kind of like the movie The Matrix. The theme of this movie is that we're all just hallucinating the reality we experience, while in reality aliens are using us for their own vile purposes. With racism, we're all hallucinating that race is a reality, when in actual reality, race has no significance whatever.
And it's not our fault. It's really not. None of us wrote, directed, or star in the movie. But we're all watching it. And unfortunately only some of us have the ability to turn around and find the switch, on the projector, and flip it off. That's what needs to happen. We need to show so called white guys the switch and get them to flip the movie off. Again, as outlined above.
Objection 4: Manipulating People Into Marriage is Just Wrong
More wrong than racism? I would hope not. I would hope that the chance to make progress, at very little cost, on what has seemed to be a very difficult problem, would be attractive. I mean, we don't need a whole new bureaucracy, or a government program to do this, we don't have to split the country up into pieces, no one has to suffer or die... although there are some mostly so called white people (not many) who will flat upchuck in their Wheaties when they hear the plan. That is an emotional reaction. They'll get over it.
Secondly, what we're doing right now is manipulating people OUT of interracial marriages. Subconsciously, of course, and you only see it when you look at the bulk statistics - but it is manipulation nonetheless. If manipulation is wrong, well, we're wrong right now. I don't think that's going to change. Manipulation - in marriages and out of them - is something societies do. Something people do.
Thirdly, when people object to manipulating people into marriage, they're generally speaking of individual manipulations toward specific marriages. This plan is the opposite of trying to limit people's choices. This plan is an attempt to expand the range of people from which so called white guys can and will select marriage partners. Not so good for the so called white women who have benefited from that reduced gene pool - but they will have an expanded gene pool of their own to draw from, which ought to make up for it.
Objection 5: It's Social Engineering
I would say that every time we pass a law we do social engineering. You can't stop people committing murder - but you can try to make it costly to do so. That's social engineering. And again, which is worse: social engineering, or racism? I would hope racism.
Objection 6: It's Genocide
This is kind of the "it's racist, to destroy white people" argument in reverse: this argument is that flooding the so called black population with so called white genes will destroy the black population. To me this is racism. The argument's basis, I think, is the idea that each so called race has some mystical essence that must not be destroyed. That seems to me to be a racist argument. There is no pure-blooded anything. Every time you have sex you mix blood. Get over it.
Objection 7: You Want Everyone to Have Indiscriminate Sex
Someone posted a clip from the movie Bulworth, in which some wacko said the answer to racism was for everyone to just fuck everyone else indiscriminately. No, no, no, and no. In fact: no. This is not a plan to raise the rate of indiscriminate sex. This is a plan to raise the marriage rate. Focus, people! lol
Objection 8: Interracial Marriage is On the Rise Anyway
This is the kind of argument you get from people who read and value Pew Research articles. Their point is that if it's all getting better and better anyway, why not just watch TV? But Pew Research researchers seem to think anti-Hispanic prejudice is racism, anti-Asian prejudice is racism, and anti-anything prejudice is racism. Thus they define Asians and white Hispanics and god knows how many others as separate races, and draw their weird conclusions pretty much at random. But that marriage barrier is a big deal. Without a marriage barrier, it's not racism. And I've seen no evidence that Pew Research researchers have even realized this, much less that they care. (My sense is that Pew Research exists primarily to find evidence to support Democratic talking points, but who knows.) Of course if you conflate people for whom there is a marriage barrier with people for whom there isn't, your results are going to be meaningless. That is what Pew Research has done, and I recommend you stay away from their stuff.
Objection 9: It Will Destroy the Democratic Party as We Know It
This is a little harder to answer, because I think it's true. As soon as it becomes clear that our country is actually on track to eliminate racism, millions of so called black voters will suddenly discover that conservatism isn't really such a dumb idea after all, and they will vacate the Democratic Party. There will be very little left, when they go. Not all will mourn.
Objection 10: It Will Destroy the Black Community
This too is a hard objection to answer. Once we're all so called black, what will be left of the so called black community? How will they recognize one another? They won't. We'll be them. It will be a big change. Toni Morrison's book Sula seems to indicate that there are so called black people who won't shed too many tears, at this prospect, and so I hope it won't be too wrenching for them. I hope that eliminating that marriage barrier will be a fair payment for whatever they lose, in terms of community.
Objection 11: How Dare We?
How dare we make such changes to the so called black community, without getting their consent first? My answer is, this whole country has been working on the problem of racism for a long enough time that I think we all agree it's time we actually did something about it. Getting the consent of the so called black community would require establishing a national so called black congress, for that purpose, and even then that congress would have only as much legitimacy as our current Federal Congress does, which is to say, not much at all. I for one am not prepared to put in that kind of energy and effort on it for so little return. If they want to riot to prevent the elimination of racism, that'd be something new. That'd be a sight worth seeing. I think if they want to stop it bad enough, they'll find a way to make their voices heard.
Objection 12: It's Unnecessary
This objection goes as follows. We've dramatically lowered the probability of having a race riot. We don't hang grandma from a tree anymore. We've halfway integrated the schools. We've elected a black president. What the heck else can we do? We've made a LOT of PROGRESS. There's no need.
And I really covered this up above. My answer is, we've made a lot of progress against the APPEARANCE of racism. The thing itself, not so much. If that marriage rate had been steadily declining, and was at 30% or 50% of its colorblind ratio, I couldn't plausibly make this argument. That would be real progress against real racism. But it's not declining. (Well it is, but so slowly that it will take over 15,000 years to get to colorblind... if nothing else happens in the meantime. Ha. Ha.) It is TWO ORDERS OF MAGNITUDE away from colorblind. People that work with numbers know, you can't wave off that kind of discrepancy with creative hallucinations about cultural and economic differences. And as I've said before, it's that marriage barrier that is the real heart of racism. That's what we need to make progress against. Anything else is just sound and wind.

Anyone have any experience with this switch? After a month plus of my psychiatrist telling me to just keep checking pharmacies near me and refusing to try me on another medication that I could actually get a hold of (and also he just wasn't a great psych to begin with), I decided to get a new doc who is trying me on Vyvanse. Adderall did pretty well for me though it wasn't the XR version so I would peter out by late afternoon. Does Vyvanse have a similar crash when it wears off? Any thoughts are helpful, thanks!

ok so. let me preface this by saying i’m an incoming freshman, a first generation of my family in the states, and i’m a trans individual. that’ll be important.
i committed to a university already, two hours away from home and in my state. not extremely expensive by any means, but about as if not slightly less expensive than your average uni. i had settled down to this one for over a month now, found a lovely group of roommates (4 of us total), and im currently working through all necessary finances and such so i can finalize everything. well, two days ago, this university that i applied to that my parents really wanted me to go to first got back to me. i got accepted, and into a pretty good program. this uni is offering 3k a year for tuition, and dorming is less expensive than it is at the school i was planning on going to. financially, this is the best option. however, it’s close to home, and my parents want me close to home. this wouldn’t be a problem to an average person, but i do not want to be near my parents. i live in an extremely religious household and i am not out to my family. i have endured their mental and physical abuse for years that has left with me with severe trauma, and i was so excited to finally get away and start my life away from them. but then this letter came in, and theyve been on top of me since then about going there instead, redoing all my paperwork and taking the entrance exam and all, so i can be closer. they are using my little siblings as leverage, seeing as i am the oldest of three, the little ones are in primary school.
i don’t know what to do. if i go to the one that i got accepted to just two days ago, i’ll have to redo everything, find new roommates, go home damn near every other day despite dorming, and be around people that i am not safe around because they are familiar with my family and are very religious. but if i go to the one i currently am aiming for, i will have to invest significantly more money, and i will feel so much safer, but so much more guilty for leaving.
what do i do??? i need to get back to them with a response by the end of the day and im so lost.

With over 20 years of building experience, I would like to share with you my insights in navigating becoming a successful contractor. With many different avenues of the building world its key to understand what problems will arise on any given day. A man once told a saying that stuck-the 6 p’s in life- Piss Poor Preparation leads to Piss Poor Performance. Preparation builds everything in construction, without preparation the jobsite will not run correctly. The best advice I was ever given was to learn a little about every trade giving you the ability to understand trade lingo and secrets. An example would be painters use the terminology flash; this means when the sub structure bleads through the paint. Subcontractors will give the best pricing if they respect your knowledge of the industry. If the subcontractor feels they will have to hold your hand through the job they will charge an extra fee…i.e. I call it the aggravation fee. In this blog I will explain the key elements in finding success in all aspects of the industry. Contracting is a physically and emotionally demanding job which requires planning and foresight to complete projects on time within budget. Picking your customer is just as important as picking your employees or subcontractors. I have worked for some of the most demanding customers leading me to question at the end if the job was even worth it. Sleepless nights, constant changes, lack of payment, lawsuit threats, adding work that was in the contract are just a few things you could face with a tough customer. With so many moving parts at all times it is critical to be able to adapt to changes within a short time frame. Materials will come in damaged, subcontractors will be late, employees will get sick, but the deadline you set does not change. The stress can be overwhelming at times keeping your mind in a good place is key to navigating all that is thrown at you. Choosing your client picking the right jobs-Keep these questions in mind The first question to be asked is what the time frame is to start the job to see if it fits within the timeframe for your business. If the time frame doesn’t work then move on from the project or let them know when you would be available to start. If the client really wants to use, they will wait until you are available. Taking on too much work will only lead to problems. Construction is a serviced based business, staying on top of the project and client will eliminate an unhappy customer and construction issues that will be over seen. With online presence if details are missed and customer service lacks it will only be a matter of time the phone will not ring. The second question to be asked to the client is do they have a budget in mind for the project. If they answer yes this is good, follow through with what the budget is. If the budget seems low let them know, this will eliminate a tire kicker, educate them on what the price range could be. If the budget seems reasonable then continue the discussion to the next question. If they answer no let them know that you can give them an estimate to see if the project is feasible with their finical capabilities. Taking on a job that is not correctly budgeted will lead to an unsatisfied customer due to non-transparency of the construction cost. The third question to be asked is anyone else bidding on the job, if the answer is yes, understand you might just be number check for the contractor doing the job. Dig a little deeper and find out how many numbers they are getting and why. If your business model is to be competitive be completely transparent with customer, this will gain trust with them. Let them know you get what you pay for and if you they choose the lowest bid it could lead into lack of quality of work.
The fourth question I will ask is there any specific subcontractors they wanted to use. If the answer is yes then I would explain to them you only use the subcontractors you have a working relationship with. Otherwise, this could backfire as the subcontractor might not show, do subpar work, talk behind your back to the homeowner. In my experience I would stay away from using any homeowner to alleviate problems down the road. A quick conversation now can save headaches down the road. The fifth question I will ask are planning on getting the job permitted, this needs to be known it takes more time for the permitting process. Plans will have to drawn submitted and approved to the city before work can commence. The sixth question I will ask if a residential remodel is are you going to be living through the remodel if yes understand this will take more time to navigate the project due to answering questions and cleaning the house on a daily occurrence. I would recommend seeing if the customer would be willing to move into an Airbnb or friends for at least the demo portion of the project. If they do plan on living through the remodel add a couple hours a day to accommodate the extra time that will be required. The seventh question I would ask in a residential remodel is how old the house is to see if there is asbestos that would need to removed by a proper company. A home built before 1979 will most likely have some asbestos in the house, use a licensed company with proper insurance to dispose of the materials. If everything looks good to this point find out a little more about the client personality. If the client seems reasonable, I would bid the job. Unreasonable people can cause you more stress than its worth. These are some red flags I would look out for. Some jobs are not worth the money. Very demanding in the way you are going to perform your job- I.e., tell you how you are going to do your job- You’re the professional not them! Give you a hard time about your price- haggle with price you estimated- The price is the price! If they are a family with little money and you want to help them out is one thing, if they are trying to beat you down is another. Mention they have a lawyer-there is no need for them to bring up that they have a lawyer - Run for the hills as if the job goes south, you will be the one losing out! Tell you what the payment terms are. It’s your business you get paid how it works for your company. If you want to get paid every Friday, put it into your contract-If the clients do not agree move on it will save you frustrations If they talk bad about the last contractor, chances are they will talk bad about you. There is a reason why the contractor does not work for them anymore, unless he did subpar work this a red flag Clients are using an interior decorator that will purchasing all of the materials- The materials could be ordered incorrectly by the interior designer your company will not make the mark-up it deserves. Interior decorators usually add time to the job as well as act like your boss. Charging a little extra for the time and stress that it will entail is only fair. Clients want to purchase the materials- You are using your knowledge to buy the correct materials-The mark up on the materials keeps the doors open working for wages only pays the bills The husband and wife do not get along-You will become the mediator between the couple it will lead to taking sides a losing proposition- A drama free work place is always best! Dangling carrot-if you do this job the next one will be better-Only look at what there offering at the present moment, if its not a good fit do not take the job for a job down the road…Its not worth chasing a job that might not happen! The Art of the Sale First things first selling your company is all about presentation. In meeting your clients for the first time show up with a collared golf shirt tucked in, belt, nice jeans, and newer shoes. Have a truck that a clean, no dents scratches, preferably washed the day you are going into your meeting. Have a leather note pad that is clean no dirt or paint visible. Show up 5 minutes early, if you’re running a little late shoot them a text to let them know. Treat the situation as if were going on a first date, best foot forward. As you introduce yourself give them a warm greeting, letting them know you are very interested in the work. Find out a little about them, hobbies, where they lived, etc etc. You are going to be working with them on a daily basis its nice to know what makes them tick. Having a good working relationship from the start is key forming a solid relationship. As the conversation progresses find out who wears the pants in the family…ie who’s the final decision maker. If its fits the wife, chances it is…..then kindly let the husband know happy wife happy life when their in a stall mate on an issue. As your looking at the project throw in some suggestions of what you think would look good from past experiences, this will get their attention that you have knowledge and want what’s best for them. If you see ways to save them money in their project let them know, money is a large point of the sale keep that in mind. Mention that you’re not the least expensive contractor but you’re not the most expensive either. Your customer satisfaction is your number one goal which leads to more time spent on keeping them happy. One happy customer will lead to another, one unsatisfied customer leads to work in the future. Bring up the fact the finishing the job on time is key goal to your business, many contractors run several jobs at once causing the jobs to be finished way behind schedule. You must stand out as having integrity, good morals, and the ability to problem solve to get the job. The clients will be testing you to see if you’re a good fit as well. Keep in mind as you take your notes that you must not forget anything they mention as it will come back before the job is completed…i.e. we mentioned that to you before we started the job! Take pictures of the proposed area for work, that way you can use it to better right your estimate. Let them know you will give them a detailed outline of when the job will be completed letting them see how long each phase will take and correlate it with your payment schedule. Before you leave their house let them know when the estimate will be sent to them. MAKE SURE YOU HIT THAT DEADLINE! Once you sent the email over with estimate make sure you get confirmation that they received it. Wait at least 2 days before checking with them, hopefully they contact you first! If they want negotiate the price, let them know that it is the best price that you can manage, its not worth losing money before you start. I closed 80% of the work I estimated by being very transparent and friendly. If you come off with an attitude charge double what the going rates are you might only land 1 out of 10 jobs as well as getting the reputation of being expensive. Bidding the job Looking up industry standards on pricing is what I would go buy for pricing. If you google the coat of any installation there will be a cost range for everything. Looking at the cost ranging from high to low I would tend to be in the middle. Some items might be low on the internet if this is the case use your best judgment not to lose money. Closing sales is key to success and keep the doors open for business. Being in the middle on pricing is key as most customers shy away from contractors that are extremely low or high on the price range. I tend not bid out hourly as wages do not pay for retirement. Bidding is better as customers no the exact price of the cost of construction. It also keeps the job moving quicker as time and material contractors take longer to complete projects…Thus costing the client more money and valuable time they could spend in their house. Using a Contract Using a detailed estimate tied to a contract covers your butt in 99% of the time. Having a piece of mind that every aspect of the job is covered in the estimate and contract protects both your company and the client. Key terms to include in your estimate/contract are. Have a schedule on excel showing the start dates and dates of each trade this will show the customer you are organized with time lines. If not written in the detailed in the estimate the item is excluded- This ensures if its not written down its not included. TBD- To be Determined- A phrase on a line item that has yet to had final decision of products or service needed. -The pricing will follow the decisions to be finalized Give out what your written warranty will be for parts and labor this changes state to state. If the homeowner provides the product than no warranty will be given on that particular item. In the contract have a start date and end date with the verbiage subject to change due to weather, product delivery, change orders Have a progress payment schedule to ensure the client understands when funding will be expected-Including if not payment is rendered service to the project will stop. Have written terms of how change orders will be charged-cost plus 20% or a set fee Make sure in your contract that arbitration is required versus going to court- This will save lawyer fees and going to court Many contracts can be found online and each state requires different contracts
Finding leads Finding leads is easy with the right network of people. I personally do not find working for friends or family members a good fit. Relationships get strained when money is involved, causing undue stress for both parties. I have listed a couple of ways to build a network or find work using the internet. Get in contact with realtor’s- Realtors have a big client base of homeowners who need work done Contact local Architects to see if they are working with any general contractors Leave some business cards at your local materials suppliers-Doowindow/lumber-many times clients will ask salesman for a referral. Join a business networking group- BNI is one of many Join a internet website lead generation company- Houzz, Angie’s List, Home Advisor, thumbtack, Yelp run an ad on craigslist Use a marketing company to market your website-This could become costly with little results Create a Facebook business page Create a Yelp business page
Building your subcontractor base Having 2 subcontractors for every trade, gives you the flexibility of completing jobs on time if the one the subcontractors is too busy at the time you need their service. Your subcontractors are the face of your business, choose owner run companies that are professional. Check to make sure there license are up to date..ie workman’s comp, liability insurance, state license. Choosing subcontractors with lettered vans, logoed t-shirts is s key to looking professional in the clients’ eyes. In the past I have gotten a lot of subcontractors for material supply shops, stopping by jobsites, researching the internet using Yelp, Home Advisor, etc etc. Once you get one good subcontractor ask them if they know any other trades they would recommend. One good subcontractor leads to another in most cases. The key to having a good group of subcontractors is to let them know that you are there to get help them get the job done. They do work for you but without them you are nothing…keep that in mind! Make them aware a clean jobsite is required at the end of everyday to ensure the proper safety for all parties including theirs! Over the years I have referred a lot of companies work when there is only 1 trade needed. Referring work to subcontractors is a good way to get top priority when you have work that needs to be completed ASAP. Timing is everything in times of emergency having a good group of subcontractors will make your business run smoothly. Pay your subcontractors immediately after performing work, this will make them feel appreciated! A happy subcontractor is one that will gladly go the extra mile for you knowing that there not just a number to your business! Buying lunch once a week for the jobsite is always a good token of appreciation!
Supervising In supervising any jobsite its key to monitor everything from materials on hand, weather, vehicle parking (if applicable), jobsite safety, and subcontractors’ workmanship. If you hired a professional there should be little supervision in the work being performed, on rare occasions a new hire might need some mentoring to get the results completed correctly. If you see a problem with there work address it with the worker directly, no need to call his boss…. building repour with the worker letting him know you got his back goes miles down the road! Checking in on the job first in the morning to answer any questions or changes that need to be conveyed and once in the afternoon to make sure all work be completed is done per construction industry standards. A job that is run blindly will have many more issues than one that is watched over. I have seen many jobs with no site supervision, leading to subpar quality work as well as safety hazards. Its better to be like an eagle than cluck like a turkey!
Working with the City/Inspectors On permitted jobs the city and site inspector will be a large part of how smoothly the job runs. Each phase of construction has an inspection allowing for the project to continue. Make sure your subcontractors are aware that the project is inspected before starting the job. The best way to stay on his good side is to provide a clean jobsite and having the job built to the highest standards possible. When having the site inspected be courteous to the inspector asking any questions or concerns you have with the work during the job. Being completely transparent will save you aggravation of problems down the road. The more he trust you the better if you seem sneaky or rude he will make your life a living nightmare! Many inspectors will have an attitude towards you….I suggest keeping quiet and doing what ever he wants….he’s the boss no need to get in a pissing match you will not win at. How to deal with irate customer Stay calm during any argument with an irate customer. Never raise your voice or show that you are bothered by their disgruntled behavior. If the customer is trying to get more from you than agreed upon stand your ground. Worst case scenario is you walk from the job, which in the long run be more of a loss for the client. I have only run into a couple of these clients; they are unreasonable and not worth losing sleep over a few dollars. Its best to terminate the relationship as it would be my best guess that a referral from this customer would not be one you wanted anyway. If you feel it was just a miscommunication on your end, take reasonability and remedy the problem. Taking accountability for your mistake will go a far way in their eyes and on future issues that arise. Prepping the homeowner pre-construction Before starting the job, it very important to give the homeowners a warning of what will happen during the construction process.
- All furniture in the proposed working area must be moved- I would recommend having the clients take care of this to limit the risk of damage to their belongings.
- There will be dust that will be in the house up to 3 months after construction-I would recommend hiring a construction cleaning company at the end of the job even so after it is cleaned dust will be present months after words.
- There will be conflicts between you in the homeowner at some course of the job. - You will do your best to eliminate them as quickly as they arise-i.e. material damages, miscommunication, job delays
- All decisions on materials must be made before the start of the job- this will eliminate job stoppage due to materials not being on site.
- All materials will be on site before commencement of job-
- Payment structures must be made per contract otherwise job will stop until payment rendered
- Cars are to be moved out of the driveway- Ensures ease of loading and unloading of materials/tools
- Give the specific hours that workers will be present- i.e. 7-3:30
- Determine what areas are allowed to be used as staging for tools/materials
- If animals are present in the home that they put outside or in a room during the day
- All valuables in the house are locked in safe
- Ask if using client’s household bathroom is okay or to bring in Porter Potty
- Being transparent as possible is key to keeping a great relationship with your client!
During Construction During construction it is key to take detailed photos to eliminate any damages that were not caused by the construction process. I would also make a video to ensure all areas are included. All subcontractors should also take progress pictures to ensure if problems arise in the future, they will not be responsible for any work that they did not perform. Keep an on-going log of progress to the homeowners and share the pictures for there records. This will keep homeowners excited of the progress being made. When the house is gutted to the studs it is important to have construction photos showing where all utilities are run in the walls or sub floor. If there is a problem in the future there will photos showing all utility locations. Protect all flooring with plywood or floor protective. I also like to protect front door and tarp all areas where subcontractors are to be working. Make sure to cover any chandeliers/furniture/doorways with plastic to eliminate dust. Ask the homeowners if they have any concerns that they could think of. We’re all human and possibly a detail was missed! Other comparisons in order of similarity (not a dupe but in the same family): Ellis Brooklyn Sun Fruit, Ledda 22 Orris, Glossier You, Clean Reserve Radiant Nectar. Endless Sea: sweet, fruity, aquatic melon. I don’t have any similar B&BW comparisons since I haven’t been here a while, but this reminds me so much of Ralph Lauren “Ralph” in the blue bottle. It’s nearly a dupe for that (in my opinion 😁). They’re marketing them to be layered, which yeah sure, I would.
